Beach Hut Listed for £200,000 in Abersoch
A beach hut lacking electricity and running water has been placed on the market for £200,000, a price just below the average house value in Wales.
Located on the sands of Abersoch in Gwynedd, Beach Hut 7 is a timber and corrugated iron structure, one of only 17 huts situated on the right-hand side of this coastal stretch.
Despite its basic amenities, the hut is priced only £15,000 less than the average Welsh house price recorded last year.
Estate agent Rhys Elvin anticipates strong interest in the property, noting that ownership technically includes part of the beach itself.
The hut was reconstructed in 2023 and was first advertised last week. It offers minimal features and requires owners to pay council tax of approximately £800 annually. Additionally, some huts need to be cleared of sand in the spring.
High prices for such huts are not unusual; a newly completed beach hut in Abersoch was listed last month for the same amount, while another was priced at £150,000.
"There's always demand for them," Elvin said.
"[It's] something that will never go down in value, you hope.
"It's a rare thing to be able to own, you technically own part of the beach. It's freehold property."
None of the beach huts are permitted to have power or water.

Location and Community Context
Abersoch is a favored destination among affluent holidaymakers and has attracted visitors such as former footballer Kyle Walker and Coleen Rooney.
The village has a permanent population of about 600 residents, which swells to around 30,000 during the summer months.
Earlier this year, the area gained attention when local residents successfully opposed a council initiative aimed at restricting second home ownership in Gwynedd.
Gwynedd has the highest concentration of second homes in Wales, prompting the council to implement stronger regulations to protect Welsh-speaking communities and improve housing availability.
The desirability of the area means that properties in the resort can sell for over £1 million. Further along the coast, properties such as three-bedroom semi-detached houses or two-bedroom detached bungalows can command prices around £200,000 in Denbighshire.
All beach huts are restricted from having power and provide only basic shelter. They are primarily used by owners who frequent the dog-friendly beach.
The estate agent emphasized that owning a beach hut is "a rare thing to be able to own" since it includes ownership of part of the beach.

Market Availability and Buyer Interest
While beach huts frequently come up for sale in Abersoch, Elvin noted that it is uncommon for one on the more desirable right-hand side of the beach to be available.
"We've not seen one for years," he said, highlighting that there are only 17 huts on this side compared to approximately 50 on the left side.
Interest in the hut has been "good" so far, with several inquiries received.
Elvin expects the purchaser to be someone who already owns property in Abersoch and desires convenient storage for water sports equipment, boating gear, and beach essentials, as well as a shelter for inclement weather.
The hut will be offered to best and final offers starting 1 July.
