Record High Value of House Sales in Scotland

The total value of house sales in Scotland reached £24.3 billion last year, marking the highest level since records began in 2003-04.

According to data released by the Registers of Scotland (RoS), the median price of a residential property in Scotland increased by 4% over the past year, reaching £198,000. This figure is approximately five times the average gross annual salary of £39,039.

A shortage of social housing combined with rising property and rental costs led the Scottish government to declare a national housing emergency in 2024.

RoS data indicates that the value of residential property sales in Scotland for the year was £24.3 billion, which is a 7% increase compared to 2024-25 and a 45% rise compared to a decade ago. The previous peak in sales value was £23.2 billion, recorded just before the financial crash of 2007-08.

The Scottish government has not met its schedule for building 10,000 new affordable homes annually by 2032. Additionally, efforts to increase the overall housing supply have slowed.

The latest annual statistics for 2024-25 show that 9,779 new homes were added to Scotland's housing stock, representing a decrease of 628 homes compared to the previous year.

How Much Does It Cost to Buy a Property in Scotland?

The median price of a residential property in Scotland last year was £198,000, up 4% from £190,000 in 2024-25.

Over the decade leading to 2025-26, the median residential property price in Scotland rose by 41%, increasing from £140,000 to £198,000. During the same period, the number of houses sold increased by 4%.

Among Scotland's eight cities, Glasgow experienced the largest increase in median residential property price, rising by 57%. Aberdeen was the only city to see a decrease, with the median price falling by 29%.

Prices of flats showed the lowest growth over the last decade at 26%, while semi-detached properties experienced the highest growth at 50%.

The total market value of new build residential sales increased by 9% between 2024-25 and 2025-26. This growth was primarily driven by an 8% increase in the number of sales, alongside a 3% rise in the median price from £310,000 to £317,995.
